POSITION OVERVIEW

We are looking for a highly organized and motivated Resort Renovation Project Manager to work closely with our owner relations/property managers, contractors/subcontractors, and vendors to coordinate resort unit upgrade and renovation projects.

The Project Manager oversees and directs multiple unit renovation projects from start to finish and serves as a critical point of contact for our Owner Relations/Property Managers and our owners. Working closely with our Owner Relations/Property Management Team, the Project Manager will be overseeing and coordinating our Rental Unit Refresh program and working with owners, vendors and contractors on installing these new unit packages. Working through the South Seas OR/Property Manager, the project manager may also assist owners in coordinating hurricane repair and replacement projects with their units.   

RATE OF PAY

Full-time, salaried position – base salary range starting at $60,000 per year

ESSENTIAL FUNCTIONS

  • Manage multiple single unit renovations and/or bulk renovation projects.
  • Create and maintain vendor and subcontractor contact log(s).
  • Build relationships with local contractors.
  • Understand their pricing structures and run comparisons between contractors/vendors.
  • Build cost analysis spreadsheets and timelines for projects.
  • Ensure optimal productivity and adherence to project timeline and diligent cost management.
  • Review site/project plans for discrepancies or inaccuracies in materials, quantities, equipment, or labor assumptions.
  • Source/assist in the proposal process involving scope review, pricing, vendor/contract evaluation, etc.
  • Perform pre-installation site visits to aid in the planning and execution of work, as needed.
  • Ensure high product and service standards through strict quality control and by conducting thorough reviews and inspections of on-going and completed work projects.
  • Inspect/re-inspect units upon completion of projects, and promptly notify the appropriate OR/Property manager of job completion.
  • Communication is critical in this role (leverage site visits, emails, phone calls, etc.) to keep Owner Relations/Property Manager(s) informed.
  • Conduct final walk-throughs with property managers and owners as needed.
  • Request insurance/WC Certificates from contractors/subcontractors to comply with the Company’s insurance requirements.

KNOWLEDGE & SKILLS REQUIRED

  • Devoted to excellent customer service.
  • Very strong written and verbal communication, listening, and interpersonal skills.
  • Ability to work independently and to exercise sound judgement.
  • Excellent organizational abilities. Ability to prioritize multiple projects and activities simultaneously.
  • Problem solving and attention to detail is essential.
  • Ability to read and interpret blueprint drawings would be a Plus.
  • Understanding of quality principles, continuous learning, customer focus and service, teamwork and partnering skills, be professional, courteous, and always act with respect and integrity.
  • Appropriate level of understanding of the construction/general contracting business, skilled trades and purchasing/supply chain process.
  • Computer Literate – Must have the ability to quickly learn & understand the Company’s internal systems.
  • Must be proficient in Microsoft Office. Have very strong Excel skills and the ability to analyze cost data.
  • Demonstrated capacity to embrace change. Ability to manage work under pressure.

EDUCATION AND EXPERIENCE

  • High school diploma or GED required. Some college or vocational-tech training preferred.
  • At least 2+ years of experience in construction, renovation, building, skilled trades and/or general maintenance is required.
  • Must have a valid driver’s license and be legally authorized to work in the United States.

SAFETY REQUIREMENTS

Executes all tasks in a safe manner; utilizes safe work practices as appropriate. Will wear protective equipment when entering areas requiring same (Hard Hats, Work Boots, etc.) Will train on OSHA 10, 30, as appropriate.

PHYSICAL REQUIREMENTS

Must be able to walk, stand, sit, stoop, kneel, climb stairs, reach overhead, push, pull, lift and carry up to 10+ lbs., must have dexterity of fingers (or mechanical substitutions).

As we are rebuilding and restoring the resort, the Renovation Project Manager may be asked to temporarily assist staff in other areas of the resort as needed.
